Working Hours
Working hours are set to be Monday to Friday 08:00 – 18:00 and Saturdays 08:00 to 13:00.
08:00 to 18:00 Monday to Friday; and,
08:00 to 13:00 Saturdays, excluding holidays.
Deliveries will only take place between the following hours:
09:00 and 16:30 Monday to Friday
08:00 and 13:00 Saturday
The hours have been programmed to avoid the network peak periods to ensure that construction traffic does not cause unnecessary congestion.
The Demolition of 17-23 & 22-26 Clements Rd
The accessibility and space restrictions of the site limit the choice of plant that can be used for the demolition and as a result a traditional progressive demolition is envisaged, involving a top down approach carried out by hand and mini machines, as appropriate.
Working from roof level down, the works will progress concurrently to maintain structural stability and to avoid unnecessary leading edges. Where necessary, hand held demolition will be used to protect the adjacent general public, public highway, properties and structures.
When carrying out demolition, the method adopted shall ensure that vibration and noise levels within and around the site, plus in the neighbouring buildings do not exceed the levels agreed with the London Borough of Redbridge Environmental Team. Noise, vibration and dust monitoring will take place throughout the works phase.
Temporary propping and/or protection may need to remain in place to the adjoining owners’ external walls until replaced with the permanent works, although the Structural Engineer’s advice at this stage is that this will may not be required because the buildings appear to be independent. Intrusive investigations are planned to confirm the wall build ups.
ENVIRONMENTAL MANAGEMENT:
Traffic and Access
Control of traffic through the Traffic Management Plan. Use of approved travel routes to Site, with deliveries outside peak hours where possible (and abnormal loads at quiet times, subject to agreement with Redbridge Council and London Transport Police). Maintenance of footpaths around the Site, ensuring access is maintained for all. Commitment to liaise and meet with the local stakeholders to coordinate and advise other contractors and interested groups of activities.
Dust, Noise and Vibration
Dust suppression techniques, such as damping down, use of temporary screens, covering of spoil heaps etc will be employed. Dust monitoring will be undertaken – if significant dust is being generated the activity will cease until a solution is found.
Agreement of working hours with Redbridge Council in accordance with Planning Conditions. Careful selection of quiet plant and regular maintenance, use of temporary acoustic barriers around specific activities etc. Setting of Noise Action Levels and noise
monitoring during the works. The construction techniques proposed are considered unlikely to result in significant vibration impacts but the need for vibration monitoring / setting of vibration action levels will be discussed and agreed with Redbridge Council.
Hazardous Materials and Contamination
Dewatering of excavations and careful management of surface water run-off. Appropriate storage of fuels and potentially hazardous construction materials within a secure site compound. Provision of on-site pollution control kits.
Waste
Preparation and Implementation of a Site Waste Management Plan. Waste minimisation at source, with segregation and recycling of waste generated if space allows. Re-use of excavated fill to backfill basement and other voids where possible.
